Add the Subject
The assignment's files are in place. Now we start filling out the report itself. Every report starts in the sales comparison grid. First, we'll add the subject by its address, and let DataMaster bring in public records and MLS data.
An empty report
This is a brand-new report. The rows down the left follow the UAD sales comparison grid, and the first column is saved for the subject. Select Add Subject.
Search by parcel number
The Add Property dialog can find a property by MLS number, by address, by parcel number, or from an MLS export file. Usually we'd search by address. But the address search needs a county, and Baltimore City is an independent city, with no county. So choose the APN Number tab, and search by parcel number instead. Pick Baltimore City as the county, then type the parcel number from the city's tax records.
Find the parcel
Select Search. DataMaster looks the parcel up in your connected public-record sources. Here's the match: the parcel number, address, lot area, baths, and year built. Check that it's the right property before you add it. Select the row, then Select. DataMaster adds the subject and fills in everything it found.
What came in
The subject is in the grid, with the address and the site and improvement details from public records. Public records already know it's an attached home. It hasn't been listed for sale, so there's no MLS photo or listing history; we'll add our own photo later. Shaded cells are required answers that are still empty, or values worth a second look. We'll settle those as we work through each section. The progress meter has jumped, and the subject's address now shows under the report name. Next, we'll fill in the Assignment Information section from the appraisal order.
