Unit Interior
Unit Interior describes the inside of the home: its living area, levels and rooms, the kitchen and baths, interior features, and the interior quality and condition. Open it from the section list.
Square footage
Finished Above Grade came in from public records as 2,152 square feet. Our floor plan measures 2,140, so enter 2,140. Every row of the area breakdown is required, even when it's zero. This home has no nonstandard or unfinished area, and no basement, so enter zero in each one. Area Data Source is where the square footage came from. We measured the house ourselves, so choose Physical Measurement.
Who lives here, and how many rooms
Occupancy is as of the inspection. The owner lives here, so choose Owner. Public records gave three full baths and one half bath, which match what we saw, but no bedroom count. There are three bedrooms, so enter 3.
Level 1
Level and Room Detail lists each level of the home, with the rooms on it. This townhome has four levels, all above grade. Add the first: Level 1, above grade. Level 1 is the ground floor, with the garage and an office. The garage isn't living area, so the level's finished area is 320 square feet, and its unfinished area is zero. Add its room. There's no Office room type, so choose Other, and describe it: Office.
Level 2
Add Level 2, the main living level: 720 square feet finished, none unfinished. Its rooms: the living room, then the kitchen. Kitchens and bathrooms get more detail. This kitchen hasn't been updated, and it shows typical wear and tear. Then the dining room, and the half bath: also not updated, with typical wear and tear.
Levels 3 and 4
Level 3 is another 720 square feet, with two of the bedrooms. It also has two full baths. Neither has been updated, and both show typical wear and tear. Level 4 is the top floor, 380 square feet, with the third bedroom and the third full bath. That bath gets the same answers as the others: not updated, with typical wear and tear. That's eleven rooms on four levels: three bedrooms, three full baths and a half bath, the counts we entered above. And the four levels add up to 2,140 square feet. Most rooms need a photo, like the kitchen here. We'll place all the inspection photos in the Photos lesson.
Interior ratings
Interior Quality Rating uses the Q scale. Like the exterior, the interior is Q4: standard builder-grade finishes. Interior Condition Rating is C4: normal wear for its age, with no updating. Overall Update Status for Bathrooms looks at all the baths together. None has been updated, so Not Updated.
Flooring
Under Interior Features, list each type of flooring in the home, with its condition. The first is carpet, with typical wear and tear. Use Add Flooring Type for each of the others: engineered wood, hardwood and laminate, all with typical wear and tear. The vinyl is damaged, but still functional, so choose Damaged and Functional. And ceramic tile, with typical wear and tear. Overall Update Status for Flooring looks at all of it together: Not Updated.
Walls and ceiling
Walls and Ceiling is always included. Its detail has two parts: the ceiling height and the ceiling style. The ceilings here are about eight feet high, and flat. The walls and ceilings show typical wear and tear.
Finishing up
Accessibility Features asks about features for individuals with disabilities. There are none, so add None. Unit Interior Defects Exist: we're not reporting any interior defects, so choose No.
Overall Quality and Condition
That's Unit Interior; its photos come later, in the Photos lesson. Next, Overall Quality and Condition.
