Errors & Validation
Clear the townhome report's last validation errors in the Errors panel, from comp ratings the MLS doesn't carry to a hidden Dwelling Style, until it's complete.

Errors & Validation
Every section is filled in. Before the report goes out, we clear what validation still flags: required fields left empty, and values the rules don't allow. Open Errors from the left rail. Its badge counts what's left to fix.
Grouped by section
The list reads like the report. Each issue sits under the section that holds it, in the form's order, with a count beside every section. Most of ours are in the sales comparison grid: ratings and details the comps' MLS listings don't carry. Collapse that section to see the rest. Filter narrows the list by type: Missing, for required fields that are still empty, and Not allowed, for values a rule forbids. Click an issue to open it. It says what's wrong, and takes you straight to the field when it's on the page.
A style that isn't allowed
First, Dwelling Style, under Dwelling Exterior: not allowed. Public records filed a style for the subject, Other, Townhouse. UAD allows a dwelling style only for a detached home, so for an attached home the field is hidden, and the panel can't take us to it. To clear it, switch the subject's Attachment Type to Detached for a moment. Dwelling Style now shows in Dwelling Exterior. Clear its description, then the style itself. Then set Attachment Type back to Attached. The townhouse answers are all still there, and the error is gone.
The comps' history
Next, Prior Sale and Transfer History. Each comp needs a data source for its own history, even with no prior sale to report. We checked each comp's MLS history, so add MLS to all four. Then the required analysis for the comps: none of them sold or transferred in the 12 months before its sale.
Rent Schedule
Rent Schedule asks whether a rent schedule is part of this report. It isn't, so No.
The subject's photo
Now the sales comparison grid. The subject needs its own photo there, like the comps. Open Files, and drag the front photo onto the subject's Photo cell.
A driveway-only answer
Type, Spaces and Detail is flagged for every comp. Their listings answered Ten Or More Parking Spaces, which belongs to driveways only. Open comp 1's garage, and clear that answer. Do the same for the other three comps. For a garage or a carport, leave it blank.
Baths and below grade
Comp 2 is missing its half bath count. It has none, so enter 0. Unfinished Area Below Grade is required even without a basement. The subject's is 0: open it, and copy it to all four comps at once.
Exterior and interior ratings
Last, the exterior and interior quality and condition ratings, which the listings don't carry either. Start with Exterior Quality: copy the subject's Q4 to every comp. Then change the one that differs: comp 3, the end unit with upgraded finishes, is Q3. Rate each comp from its listing photos and remarks, on the same scale as the subject. Exterior Condition is C3 for all four, a step above the subject's C4. Set each one. Interior Quality: copy Q4, then Q3 for comps 1, 3 and 4, with their upgraded interiors, the same as their overall quality. Interior Condition: C3 for every comp, and that clears the last of the errors. Every change saves as you go.
No errors
The list is empty. Check the section list too: a section gets its check mark once every question it shows is answered. Site still has a dot. Site Value Developed by Appraiser is unanswered. We didn't develop a site value, so No, and Site is complete. Every section is done. Before you deliver it, Run UAD Compliance checks the saved report against the GSE rules. That's the whole report, start to finish.
