Dwelling Exterior

Structure design and the townhouse questions, front door elevation, year built, exterior quality and condition, each exterior component, and the mechanical systems.

Transcript

Dwelling Exterior

Dwelling Exterior describes the outside of the house: its design and age, how it was built, the exterior's quality and condition, and its mechanical systems. Open it from the section list.

A rowhouse

Structure Design came in from public records: Rowhouse / Townhouse. For an attached home, it takes the place of Dwelling Style, and it brings three townhouse questions with it. First, Front Door Elevation: how high the front door sits above the ground. This one is a single step up from the walk, so Up to 1 foot. Townhouse End Unit asks whether the home is at the end of its row. This one has neighbors on both sides, so No. Townhouse Back to Back asks whether it shares its rear wall with another home. The back of this row faces its own garages and a lane, so No. Units Above or Below is for stacked or piggyback townhomes. This house runs from the ground to the roof, with no other home above or below it, so No.

Age and construction

Year Built, 2015, came from public records, and it isn't an estimate. Converted Area asks whether part of the house was converted from another use, like a garage turned into living space. Not here, so No. Construction Method is required. Add one, and choose Site Built. Structure Volume is only needed when the client asks for it, so we leave it blank.

Exterior ratings

Now quality and condition. Exterior Quality Rating uses the Q scale. This is standard builder-grade construction, so Q4. Exterior Condition Rating uses the C scale. It's C4: normal wear for a home of its age, with no major repairs needed.

Walls

Each exterior component gets its materials and condition. The front of the house is brick, and the back is vinyl siding, so add both wall materials. The walls show typical wear and tear.

Foundation

For the foundation, add the foundation type. The garage and office level sits at grade, on a slab. That makes Foundation Material required. The slab is poured concrete. Its condition is typical wear and tear too.

Roof

The roof was observed at the inspection, so Observable is Yes. Add its material: composition shingles. Estimated Age is ten to twenty years, and the condition is typical wear and tear.

Windows

Describe the windows: white-framed, with divided-light grids. Then their condition: typical wear and tear.

Attached, but separate

Noncontinuous Finished Area is finished space that's attached to the dwelling, but can't be reached from inside it. There's none here, so No.

Heating and cooling

Nothing came in for the mechanical systems, so we add them. Add a heating system: forced warm air, fueled by natural gas. Has Cooling System is Yes, and the type is Centralized: central air. Core Heating System Below Grade asks whether the main heating equipment is below grade. There's no basement here, so No.

Damages and deficiencies

Last, Dwelling Exterior Defects Exist. The inspection found no exterior defects, damage or deficiencies, so choose No.

Dwelling Front photo

The Dwelling Front photo goes in the exhibits below; we'll place the inspection photos later in the series. That's Dwelling Exterior. Next, Functional Obsolescence.
