Certifications

Answer the questions that choose the certification text, then sign and date the report.

Transcript

Certifications

Certifications is the last section. Most of it is standard text: the scope of work, the intended use and user, the definition of market value, the assumptions and limiting conditions, and the appraiser's certifications. We answer a few questions that decide which version of the text prints, then sign. Open it from the section list.

Anything beyond the standard text

Additional Scope of Work is for work beyond the standard scope described above. We didn't do anything extra, so No. The intended user is the lender, as the client. Additional Intended Users would name anyone else. There's no one, so No.

Inspection and prior services

Subject Property Inspection decides which version of certification 10 prints. We inspected the interior and the exterior, so choose Interior and Exterior. Prior Services Performed asks whether we performed any service involving this property in the three years before taking the assignment. We didn't, so No, and certification 29 says so. Additional Appraiser Certifications are for any other certification you're required to add. There are none, so No.

Sign and date

The signature block repeats the appraiser from Assignment Information, with the name and credentials. To change them, edit them there. Date of Signature and Report is the date the report goes to the client. Here it's October 27, 2026. Without a saved signature image, the appraiser's typed name is used.

Errors & Validation

That's Certifications, the last section of the report. The check marks down the section list show what's finished. Some validation errors may still be flagged across the report. The warning icon on the left counts them. In the next lesson, Errors and Validation, we'll open it and clear each one.
