Reconciliation

The approaches developed, the opinion of market value and its condition, exposure time, the effective date, and the reconciliation commentary.

Transcript

Reconciliation

Reconciliation brings the approaches to value together into one opinion of market value, as of the effective date. First, record which approaches we developed. Open the Income Approach section.

Income and cost

For this single-family home, the income approach isn't necessary for credible results, so Income Approach Developed by Appraiser is No. The cost approach wasn't developed either. Open the Cost Approach section, and choose No for Cost Approach Developed by Appraiser.

Approaches to Value

Now open Reconciliation. The value indicated by the sales comparison approach, $610,000, carries over from the grid. For the income and cost approaches, add a Reason for Exclusion to each. Neither is needed for a credible result on this assignment, so choose Not Necessary for Credible Results.

The opinion of value

Opinion of Market Value: $610,000. Market Value Condition: this is an as is appraisal, so add an entry and choose As Is. Reasonable Exposure Time is how long the property would likely have been on the market before a sale at this value, on the effective date. Here, 37 days. Effective Date of Appraisal: October 14, 2026, the day we inspected the property. Additional Client Requested Conditions: the client asked for none, so No.

Explain the conclusion

Then reconcile in words: which approach got the most reliance and why, which sales the conclusion rests on, and how the exposure time was set. The field is required on every report.
