Market

Import a single-family MLS export from the Market Trends drawer, fill the Market section from it, and use the Adjustments drawer's price trend for the commentary.

Transcript

Market

The Market section describes the subject's market: how many homes are listed, pending and sold, which way prices are moving, and how long homes take to sell. Open it from the section list. It's still empty, because it's built from a market pool of MLS data we haven't imported yet.

Import the MLS export

The pool comes from your MLS. We searched for single-family homes, the subject's segment, within a mile and a half: every sale that closed in the last 12 months, plus the listings on the market in that window. Open Market Trends on the right. There's no pool yet, so choose Import. Beaches MLS, the MLS the export came from, is already picked. Drop in the file. Upload. DataMaster looks up each MLS number in the file and pulls in the full listing. It keeps every property the file lists, so narrow the search to the subject's segment in your MLS before you export. Once the listings are in, DataMaster computes the market statistics and fills in the Market section. You can leave the page meanwhile: the import keeps going in the background.

What the pool shows

When it's done, the drawer shows the pool. Summary Statistics gives the median of each measure: sale price, living area, site size, year built, days on market, and more. Open one to see how the pool spreads around that median. Current Inventory counts the active, pending and sold listings, gives their price ranges, and reads the market: demand and supply, and marketing time.

Filled from the pool

The import already wrote these figures into the Market section. Fill Report writes them again whenever the pool changes, say after you import more listings. Search Criteria Description now reads single-family homes over the last 12 months, with the pool's range of living area, site size and year built.

Listings, pendings and sales

Search Result Metrics come straight from the pool: active listings with their days on market and list prices, pending sales, and the sales in the 12-month lookback period with their prices. Distressed Market Competition is No, since distressed sales are a small share of this market. Price Trend Source is MLS.

Graphs for the report

Under Graphs are the five charts UAD 3.6 names, drawn from the pool: price trend, absorption rate, percent of distressed sales, year built of sales, and median days on market. Check the ones the report includes: Price Trend, Absorption Rate, and Median Days on Market. Each checked graph goes into the report with this section.

Price trend

Now open Adjustments on the right. It works from the same pool's closed sales. Time Adjustments tracks a like-for-like price index built from those sales. Prices have been rising: up 4.46 percent over the last 12 months. Below the month-by-month table, the supporting statement says how the trend was measured, and over what period. Copy it. Feature Adjustments lists the rates the same sales support, like this one for above-grade living area. Each opens into its range and its own statement. We'll apply them once the comps are on the grid.

Boundary and price trend

Market Area Boundary is ours to describe. Our market is the area we searched: a 1.5-mile radius around the subject. Price Trend Analysis Commentary has to say how the trend was determined. Paste in the supporting statement.

Supply and marketing time

Housing Trends came from the pool as well. Supply is short, so Demand/Supply is Shortage, and homes sell in under 3 months. In Market Commentary, we sum up the supply and the marketing time in one sentence.

That's the Market section. Next, Subject Listing Information.
