Site
Site size and parcels, zoning, street access, the canal and the views, hazard zone, broadband and utilities, and site defects.
Transcript
Site
Site describes the land: its size and parcels, zoning, access, what surrounds it and what you can see from it, hazard zones, utilities and any site defects. Open it from the section list.
Size and parcels
Total Site Size, 9,460 square feet, came from public records. So did the parcel table: the assessor's parcel number, Land with Dwelling, and the parcel's size. Number of Parcels is still required. The site is a single parcel, so enter 1.
Zoning compliance
Zoning Compliance asks whether the property complies with its zoning. A single-family home in a single-family zone is Legal. That brings up the classification. The code, RS-5, came in from public records. For its description, type Residential Single Family. Non-Residential Use asks whether part of the property is set aside to run a business. It isn't, so No.
Street access
Primary Access is how you get to and from the property. Here, that's a Public Street. Add the street used to reach the property: a local road, paved in asphalt. Access like this is normal for the area, so Typical for Market is Yes.
The canal
Site Influence is anything around the property that can affect its value. This lot backs onto a canal, so add it under Bodies of Water. The body of water is a Canal. It's right next to the lot, so Proximity is Bordering. Private Access is No: there are no private water rights. The canal's impact on value is Neutral. Apparent Environmental Conditions is required too. None were observed, so click None Noted.
What you can see
The MLS listing brought in two views, Garden and Pool, as Other. The view is what's visible from the dwelling: here, the residential street and the canal out back. Change the first to Residential. It's the primary view, its range is Full, and its impact is Neutral. Change the second to Canal. It isn't the primary view, its range is Partial, and it's Neutral too.
Hazard zone
Hazard Zone is required. This property isn't in a mapped hazard zone, so add No Hazard Zone Noted. There are no restrictions, easements, encroachments or notable site characteristics to report, so those tables stay empty.
Broadband and utilities
Broadband Internet Available asks whether wired high-speed internet, like cable or fiber, is available at the property. It is, so Yes. Then list each utility connected to the site, and whether it's public or private. A private one, like a well or a septic system, also needs its details and its impact on value. Here, electricity and gas are both public. Water and sanitary sewer are public too. With no private utilities, the Detail and Private Utility Impact columns stay empty.
Site defects
Last, Site Defects Exist. There are no apparent defects, damage or deficiencies on the site, so No.
Street scene photo
Property Access Photos still needs the street scene; we'll place the inspection photos later in the series. That's Site. Next, Disaster Mitigation.
