Subject Property
Subject Property identifies the property and the rights being appraised. We added the subject from public records, so much of it is already filled in. Our job is to check each answer and finish the rest. Open it from the section list on the left.
Address and neighborhood
Physical Address came from the parcel record: street, city, ZIP plus four, and state, in USPS format. Only a condo or co-op unit uses the unit number. Alternate Physical Address is for a second valid address, like the side street of a corner lot. This home has one address, so we leave it empty. County and Neighborhood Name came in too. The neighborhood is the subdivision on the plat: Sunrise Golf Village.
The yes or no questions
Next, the yes or no questions. Public records answered several: this home isn't in a PUD or a project, and its site isn't owned in common. Property on Native American Lands is still blank. It isn't, so check No. The owner maintains the entire exterior, so Homeowner Responsible for Exterior Maintenance stays Yes. New Construction is No. The house was built in 1974.
Attachment, units and taxes
On the right, Attachment Type is Detached. Units Excluding ADUs is one, Accessory Dwelling Units is zero, and Dwellings Containing Units is one: a typical single-family home with no ADU. Special Tax Assessments is required. There are none on this property, so choose No.
What's being appraised
Under Ownership Rights, Property Rights Appraised is Fee Simple. All Rights Included in Appraisal asks whether any rights, like mineral rights, are left out of the appraisal. None are, so choose Yes.
From the assessor
Legal Description came from the assessor's record: the subdivision, its section and plat reference, and the lot and block. Subject Property Commentary and exhibits are there when something in this section needs explaining. Nothing does here.
Dwelling Exterior
That's the Subject Property section. The check mark beside it in the section list means every required answer is in. Next, we'll move on to the Site section.
