Transcript
Unit Interior
Unit Interior describes the inside of the home: its living area, levels and rooms, the kitchen and baths, interior features, and the interior quality and condition. Open it from the section list.
Square footage
Finished Above Grade, 2,137 square feet, came in when we added the subject. Every row of the area breakdown is required, even when it's zero. This home has no nonstandard or unfinished area, so enter zero in each one. There's no basement, so Finished Below Grade is zero too. Area Data Source is where the square footage came from. Here, that's the MLS.
Who lives here, and how many rooms
Occupancy is as of the inspection. The owners live here, so choose Owner. Three bedrooms, two full baths and no half baths came in with the subject, and they match what we saw.
Levels
Level and Room Detail lists each level of the home, with the rooms on it. This is a one-story home, so add one level: Level 1, above grade. Its finished area is the same 2,137 square feet, and it has no unfinished area.
Rooms
Now add the rooms on Level 1, one at a time, by what each room was designed as. Start with the family room. Next, the kitchen. Kitchens and bathrooms get more detail. Update Status: this kitchen is partially updated. Time Frame: ten or more years ago. And its condition shows typical wear and tear. Then the dining room. Pick the room type that fits what the room was designed for: a dining area is a Dining Room. There are three bedrooms, so add Bedroom three times. Each bedroom gets its own line. Rooms are listed level by level, so a two-story home would have a second level, with its own rooms. Add the first full bath. A full bath has at least a sink, a toilet, and a tub or shower. This one is also partially updated, ten or more years ago, with typical wear and tear. The second full bath gets the same answers: partially updated, ten or more years ago, with typical wear and tear. Together, the baths set up the overall bathroom update status we'll choose in a moment. And last, the laundry room. That's nine rooms on Level 1, with the same three bedrooms and two full baths we counted above. Most rooms need a photo, like the kitchen here. We'll place all the inspection photos in the Photos lesson.
Interior ratings
Interior Quality Rating uses the Q scale. Like the exterior, the interior is Q4. Interior Condition Rating is C4: typical wear for its age, with some updating in the kitchen and baths. Overall Update Status for Bathrooms looks at all the baths together. They're moderately updated.
Flooring
Under Interior Features, list each type of flooring in the home, with its condition. The first is laminate, with typical wear and tear. Use Add Flooring Type for each of the others. Vinyl, with typical wear and tear. And ceramic tile, the same. The quality and condition comments are optional, so we leave them blank. The finished concrete is damaged, but still functional, so choose Damaged and Functional. And carpet, with typical wear and tear. That's all five types of flooring the inspection found. Overall Update Status for Flooring looks at all of it together: moderately updated.
Walls and ceiling
Walls and Ceiling is always included. Its detail has two parts: the ceiling height and the ceiling style. The ceilings here are about eight feet high, and flat. The walls and ceilings show typical wear and tear.
Finishing up
Accessibility Features asks about features for individuals with disabilities. There are none, so add None. Unit Interior Defects Exist: we're not reporting any interior defects, so choose No.
Overall Quality and Condition
That's Unit Interior; its photos come later, in the Photos lesson. Next, Overall Quality and Condition.
