Errors & Validation
Open the Errors panel, read how it groups what's left, jump from each issue to its field, and clear every remaining validation error until the report is complete.

Errors & Validation
Every section is filled in. Before the report goes out, we clear what validation still flags: required fields left empty, and values the rules don't allow. Open Errors from the left rail. Its badge counts what's left to fix.
Grouped by section
The list reads like the report. Each issue sits under the section that holds it, in the form's order, with a count beside every section. Most of ours are in the sales comparison grid: details the comps' MLS imports left out, or filled in where they don't belong. Collapse that section to see the rest. Filter narrows the list by type: Missing, for required fields that are still empty, and Not allowed, for values a rule forbids. Click an issue to open it. It says what's wrong, and takes you straight to the field.
Client Type
Client Type is empty. Our client, Crescent Ridge Mortgage, is the lender, so choose Lender. The count drops by one.
Values behind a No
Next, seven values under Subject Listing Information that aren't allowed. Current or Relevant Listings is No, but the subject's 2013 listing came in with the MLS data, and it's still stored behind that answer. Switch the answer to Yes to see it, and delete the old listing. Then answer No again, and choose MLS as the Data Source. Ten errors clear: the grid's subject listing cells came from the same listing.
The comps' prior sales
Analysis of Prior Sale and Transfer History of Comparable Sales is required, now that the comps are in. Comp 1 resold about eight months after an earlier purchase, at 56% more, which points to renovation. Say so, and that no other comp sold in the year before its sale.
Rent Schedule
Rent Schedule asks whether a rent schedule is part of this report. It isn't, so No.
Fix it in the grid
Ten Or More Parking Spaces is answered only for a driveway. The MLS import answered No for the subject's garage, and this section hides the question, so the value can't be cleared here. The sales grid still shows it. Open the subject's issue under Sales Comparison Approach, and the grid scrolls straight to the cell. Open the cell, and clear the answer. Two errors go: the section's and the grid's. Every comp has the same value. Clear it on each one. Comp 4 also has a driveway surface on its garage, so clear that too. Ten Or More Parking Spaces belongs to driveways and shared driveways only; for a garage or a carport, leave it blank.
Site influence and view
Site Influence is required for every comp. All four are in residential locations: add an entry, and choose Residential. The same for the other three, and the count drops with each one. Site Influence is for anything near the site that affects its value, for better or worse, like water, a golf course, a park or a busy road. The subject's is the canal behind it. These sales sit among other homes, so their location is residential. View: comp 1 came in as Other, with no description. It looks out on neighboring homes, so choose Residential, with a Full range, the way the subject's residential view is rated. The other three kept the views their listings gave: garden, canal and pond.
One system, one entry
Heating: the import split comp 1's heating into two entries, with the fuel in one and the system in the other. Choose Forced Warm Air in the first, and delete the second. Comps 2, 3 and 4 need the same fix. Their listings name the heating in separate terms, Central and Electric, and the import made each term its own entry. One system belongs in one entry, with its type and its fuel.
Baths and below grade
Comp 2 is missing its half bath count. It has none, so enter 0. Unfinished Area Below Grade is required even without a basement. The subject's is 0: open it, and copy it to all four comps at once.
Exterior and interior ratings
Last, the exterior and interior quality and condition ratings. Start from the subject's: copy its Exterior Quality, Q4, to every comp. Then change the one that differs: Q5 for comp 2. Quality runs from Q1, the highest, to Q6, and condition from C1, new, to C6. Rate each comp the way you rated the subject, from its listing photos and remarks, and what you saw from the street. Exterior Condition: copy C4. Each copy clears four errors at once. Then C2 for comp 1, which was renovated, and C3 for comp 4. Comps 2 and 3 keep the subject's C4. Interior Quality: copy Q4, then Q3 for comp 3, a step above the subject inside. Interior Condition: copy C4, and that clears the last four errors. Then C2 for comp 1, and C3 for comps 3 and 4, the same as their overall condition. Comp 2 keeps C4, like the subject. Every change saves as you go.
No errors
The list is empty. Check the section list too: a section gets its check mark once every question it shows is answered. Site still has a dot. Site Value Developed by Appraiser is unanswered. We didn't develop a site value, so No, and Site is complete. Every section is done. Before you deliver it, Run UAD Compliance checks the saved report against the GSEs' own UAD 3.6 rules. That's the whole report, start to finish.
