The Assignment
In this course, we'll fill out a complete UAD 3.6 report in DataMaster, one section at a time, on a real condominium unit. First, let's see what the assignment asks for, and gather its files in one place. This is the new report, still empty. Everything that comes with an assignment belongs in the report's Files panel. Open Files from the right-hand rail.
What we're asked to do
Start with the appraisal order. Select the drop zone and pick the file, or drag it in from your computer. Select the order to preview it. The order comes from an appraisal management company, Bayline Appraisal Management, on behalf of the lender and client, Crescent Ridge Mortgage. The property is 31 Seville Circle, Unit 2-49, in Davie, Florida, in Broward County: a condominium unit, appraised for a purchase. The requested form is the UAD 3.6 Uniform Residential Appraisal Report, the URAR, with an interior and exterior inspection. A condo unit uses the same URAR as a house: the report adds the sections a condo needs, like Project Information.
Photos from the inspection
Next, the photos taken at the inspection. Select them all at once, and they upload together. Show just the photos, and switch to the grid to check them. Later, we'll drag each photo from here into its place in the report: the front of the building, the common areas, and every room.
The rest of the files
Add the floor plan sketch of the unit's two levels. It goes in the Sketch section. Then the MLS exports: the condo sales around the subject for the market analysis, and the comps we picked from them. Show all the files again. The order, the inspection photos, the floor plan and the MLS exports are all in one place, and the later lessons pull from here.
Add the Subject
Close the panel. Next, we'll add the subject to the sales grid.
