Transcript
Prior Sale and Transfer History
Prior Sale and Transfer History reports the subject's sales and transfers over at least the three years before the effective date, and each comp's over at least the year before its sale. Open it from the section list.
The deed history
Start with the research. Open Property Data, and go to History: the deed transfers from public records, together with the MLS listings. Below the current listing, the most recent transfer is a warranty deed in July 2018, with no price disclosed. The sale before that was in November 2010. Both are well over three years before the effective date, so neither is reported in the table. The current listing and its pending sale are covered in their own sections.
None in the lookback
With no transfers entered, Prior Sales or Transfers shows No. Data Source is required with No. We checked the assessor record and the MLS, so add both: Assessor Record, then MLS. Then explain the result in the Analysis of Prior Sale and Transfer History of Subject Property: no transfer in the 36 months before the effective date, and the last recorded transfer in 2018.
After the comparables
The comps' history needs comps first. We'll come back to their analysis once they're on the sales comparison grid.
Sales Comparison Approach
That's the subject's prior sale and transfer history. Next, we bring the comps onto the sales comparison grid.
