Project Information
Project Information describes the condominium project the unit belongs to: its name and size, the association fees and what they cover, the project's condition, and factors like rentals, legal actions and special assessments. It's in the report because we answered Property in Project, Yes. Open it from the section list.
Name and sources
Project Name came in from the MLS: Valencia Village Condo Phase II, the name in the condominium's legal description. Project Info Data Source lists where this section's facts come from. It's required, and still empty: add MLS, for the fees and listings, and Assessor Record, where we count the units.
Units in the project
Total Units is the number of units in the whole project. No condo questionnaire came with this order, so we counted the project's parcels in the county's records: 135 units. The project was finished in 1980, and the developer sold every unit long ago, so Units Sold is also 135. Units for Sale counts units listed or under contract on the effective date. The MLS shows two: another unit in the subject's building, and the subject itself. We don't know exactly how many units are rented, so Units Rented is an estimate. Seven units in the project have been leased through the MLS since 2024. Enter 7, and mark it as estimated. An estimate needs its reason: say how we arrived at it.
Fees and what they cover
The monthly association fee, $487, came in from the listing. Common Amenities/Services Included is what the fee pays for. The listing says common areas and roof repairs, so choose Building Maintenance and Grounds Maintenance. The unit's own patio isn't listed here: it's a unit amenity. Utilities Included: the fee covers no utilities, so choose None.
Deficiencies and completeness
Observed Deficiencies is about the project as a whole. The pavement in the common parking lot is cracked and stained, so check Yes, and describe it. A physical deficiency also needs a photo, which we'll add with the other photos. The project is complete, it wasn't converted in the past three years, and there's no ground rent: Yes, No, and No.
What can affect value
Project Factors and Impact lists what can affect value or marketability. The developer isn't in control of the association: No. Single Entity Ownership asks for the most units any one owner holds. Nothing we found shows an owner with more than one unit, so enter 1, with a neutral impact. There's no commercial space, no known legal action, and no transfer fee: the listing shows no membership fee or deposit due on a sale. Unit Special Assessments: the listing reports none, so there's nothing to select, and the report prints None. And there's no tax abatement or exemption for the project: No.
Project commentary
In Project Information Commentary, say where the unit counts came from, and describe the parking lot's condition.
Inspection Photos
That's Project Information; its exhibits get their photos in the next lesson, when we place all the inspection photos from the Files panel.
