Errors & Validation
Every section is filled in. Before the report goes out, we clear what validation still flags: required fields left empty, and values the rules don't allow. Open Errors from the left rail. Its badge counts what's left to fix.
How it's organized
The list reads like the report. Each issue sits under the section that holds it, in the form's order, with a count beside every section. Most of ours are in the sales comparison grid: details the comps' MLS imports left out, or filled in where they don't belong. Collapse that section to see the rest. Filter narrows the list by type: Missing, for required fields that are still empty, and Not allowed, for values a rule forbids. Click an issue to open it. It says what's wrong, and takes you straight to the field.
The comps' sale history
Analysis of Prior Sale and Transfer History of Comparable Sales is required, now that the comps are in. None of the comps had an arm's-length sale in the year before its sale. But comp 1's deed shows a different price from its MLS sale, so say so.
Rent schedule
Rent Schedule asks whether a rent schedule is part of this report. It isn't, so No.
A date we can't report
The subject's Contract Date isn't allowed. It came in from the MLS, but we didn't review the contract, so the grid can't report its date. Open the cell, and clear the date. The pending sale is still explained in the Sales Contract section.
Parking
Ten Or More Parking Spaces is only for a driveway. The MLS import answered it for the subject's open lot, and the section hides the question, so clear it in the grid. Open the subject's cell, and clear the answer. The comps came in the same way. Clear it on each one. Comp 1 has a one-car garage: it's attached to the unit, and a garage needs its area. The listing doesn't give it, so use a standard single-car garage: 240 square feet. Comps 2, 3 and 4 park in an open lot, and their listings say the spaces are assigned, without a count. Enter one assigned space for each.
Location and view
Site Influence is required for every comp. The Harvest and comp 1 sit among other homes, so choose Residential for the first three. Comp 4's building faces University Drive, a busy road, so its influence is Busy Roadway. View: comp 2's listing gave none. It looks out on the lake in its complex, so choose Lake.
Design and area
Structure Design is required for attached units. Every comp is a two-story townhouse-style condo, like the subject, so copy the subject's Rowhouse / Townhouse to all four. Unfinished Area Below Grade is required even without a basement. Copy the subject's zero to the comps too.
One system, one entry
Comp 4's heating came in split in two: the fuel in one entry, the system in the other. Give the first entry Forced Warm Air, and delete the second. One system belongs in one entry.
No errors left
The list is empty. Check the section list too: a section gets its check mark once every question it shows is answered. Site still has a dot. Site Value Developed by Appraiser is unanswered. We didn't develop a site value, so No, and Site is complete. Last, Run UAD Compliance checks the saved report against the GSEs' own UAD 3.6 rules, the same review the export runs. It finds nothing to fix. The report is ready to deliver.
