Unit Interior
Unit Interior describes the inside of the unit: its living area, levels and rooms, the kitchen and baths, interior features, and the interior quality and condition. Open it from the section list.
Living area
Finished Above Grade, 1,470 square feet, came in when we added the subject. For a condo, it's the unit's own living area, not the building's. Every row of the area breakdown is required, even when it's zero. The unit has no nonstandard or unfinished area, and no basement, so enter zero in each empty row. Area Data Source is where the square footage came from. The listing took it from public records, so choose Assessor Record.
Occupancy and use
Occupancy is as of the inspection. The unit was empty, with no furniture in any room, so choose Vacant. Two bedrooms, one full bath and one half bath came in with the subject, and they match what we saw. Non-Residential Use in Unit and Live/Work Space ask whether the unit is used, or allowed to be used, for business. This is where a condo reports that. Neither applies, so No and No.
Two levels
Level and Room Detail lists each level of the unit, with the rooms on it. This townhouse-style unit has two levels. Add the first: Level 1, above grade, with 735 square feet finished and none unfinished. Then add the second: Level 2, also above grade, with the other 735 square feet. Together, the levels match the 1,470 square feet above grade.
Rooms on Level 1
Now add the rooms on Level 1, by what each room was designed as. Start with the living room, then the dining room. Next, the kitchen. Kitchens and bathrooms get more detail. The listing describes new granite countertops, so the kitchen is partially updated, less than a year ago, and its condition shows typical wear and tear. Then the laundry room, and the half bath. A half bath has a sink and a toilet, but no tub or shower. It was renovated too: partially updated, less than a year ago, with typical wear and tear.
Rooms on Level 2
Upstairs, add the rooms under Level 2: the two bedrooms, each on its own line. And the full bath, with the same answers: partially updated, less than a year ago, with typical wear and tear. That's every room, with the same two bedrooms and one and a half baths we counted above.
Interior ratings
Interior Quality Rating uses the Q scale. Standard materials and finishes make this interior Q4. Interior Condition Rating is C3: the kitchen and baths have been partly updated, and the finishes show typical wear. Overall Update Status for Bathrooms looks at all the baths together. They're moderately updated.
Flooring
Under Interior Features, list each type of flooring with its condition. The first floor is ceramic tile, with typical wear and tear. Upstairs, the bedrooms have laminate, also with typical wear and tear. Overall Update Status for Flooring is moderately updated.
Walls and ceiling
Walls and Ceiling is always included. Its detail is the ceiling height and style: about eight feet, and flat. The walls and ceilings show typical wear and tear.
The last questions
Accessibility Features asks about features for individuals with disabilities. There are none, so add None. Unit Interior Defects Exist: the inspection found no interior defects, so choose No.
Overall Quality and Condition
That's Unit Interior; its room photos come later, in the Inspection Photos lesson. Next, Overall Quality and Condition.
