Dwelling Exterior
Structure design and the townhouse questions, year built, why a condo skips the exterior ratings, and the mechanical systems.
Transcript
Dwelling Exterior
Dwelling Exterior describes the building the unit is in: its design and age, how it was built, and the unit's mechanical systems. Open it from the section list.
Structure design
For an attached unit, the URAR asks for Structure Design instead of a dwelling style. These are two-story townhouse-style units in a row, so choose Rowhouse / Townhouse. That adds three townhouse questions. The subject has neighbors on both sides, so Townhouse End Unit is No. Its back opens onto its own patio, not another unit, so Townhouse Back to Back is No. The unit takes up both floors, so there are no units above or below it: No. Front Door Elevation is how high the front door sits above the ground. Here it's at ground level. Year Built, 1980, came from public records, and it isn't an estimate. Construction Method came in as Site Built. Converted Area asks whether part of the unit was converted from another use, like a garage turned into living space. Not here, so No.
No exterior ratings
There's no exterior quality or condition rating here, and no table of walls, roof and windows. The URAR only asks for them when the homeowner is responsible for the exterior. The association maintains this building, so its condition is covered in Project Information instead.
Noncontinuous area
Noncontinuous Finished Area is finished space that's attached to the dwelling, but can't be reached from inside it. There's none here, so No.
Heating and cooling
The listing supplied the heating system, forced warm air, but not its fuel. There's no gas service here, so choose Electric. Central air came in correctly. Has Cooling System is Yes, and the type is Centralized. Core Heating System Below Grade asks whether the main heating equipment is below grade. It isn't, so No.
Exterior defects
Last, Dwelling Exterior Defects Exist. The inspection found no exterior defects, damage or deficiencies, so choose No.
Functional Obsolescence
The Dwelling Front photo goes in the exhibits below; we'll place the inspection photos later in the course. That's Dwelling Exterior. Next, Functional Obsolescence.
